This project will completely reutilise the Council-owned Culwell Street depot and unlock it for future housing development.

Council services currently being provided from the Culwell Street site will be relocated to a purpose-built depot alongside a new Wholesale Market at the Hickman Avenue site, also accommodating existing users.

The vacated Culwell Street site rationalisation will help unlock much needed future homes as part of Brewers Yard Phase 1 and regenerate the Heath Town ward, including the opportunity to offer 20% affordable housing.

In July 2023 an outline planning application was approved for the Culwell Street depot site to demolish the existing buildings, remediate the brownfield land and make it ready for the development of almost 600 new apartments in the coming years – creating hundreds of construction jobs. Ultimately, the aspiration is for Brewers Yard to extend wider and provide a total of around 1,000 homes.

Funding from the West Midlands Combined Authority and the Council will support Phase 1.

Aims of the project

To vacate the Culwell Street depot, de-risk the site and unlock it for future housing development. It aims to deliver outputs such as 1.32 ha of land remediation, 215 tonnes of carbon reduction, 110 construction jobs and safeguard commercial space.
